  • Organisation and supervision of property maintenance – monitor the property and inform you of any major works that need to be carried out
  • Certification – ensure that all certificates for the property are valid, and arrange for contractors to carry out new certification where necessary
  • Out-of hours emergency contact –manage any out-of-hours calls from tenants.
  • Letter of intention –manage the letter of intention to tenants, two months prior to the end of the tenancy. This allows time to remarket the property if the tenant is leaving
  • Check-out inspection – manage the ‘check-out inspection’, ideally with the tenant/s present
  • Manage deposits –check and administer any dilapidation deductions from the deposit
